Our Team

Richard S. Curto

Richard S. Curto is the founder and Chief Executive Officer of Gateway Investment Partners (“GIP”) and has more than 30 years’ experience in real estate development. His impressive background provides key insights into today’s marketplace.

Prior to GIP, Mr. Curto was Chief Executive Officer and a Trustee of Prime Group Realty Trust (NYSE: PGE) from November 1997 through April 2002. As a publicly traded real estate investment trust, PGE owned, developed, managed and leased over $1 billion of mixed-use real estate. Mr. Curto joined the company through its affiliate The Prime Group, Inc. where in May 1994 he served as Executive Vice President.

From 1981 to April 1994 Mr. Curto was Senior Vice President of Kemper Financial Services, a $65 billion money management firm, where he oversaw the activities of the real estate lending and equity investment group. At Kemper, Mr. Curto was responsible for investing more than $5 billion in joint ventures and direct investments of most types of real estate across the United States.

Before joining Kemper, Mr. Curto began his career at Northwestern Mutual Life Insurance in Milwaukee, Wisconsin focusing on asset management and joint ventures of most mixed-use and commercial property types. The properties were located throughout the United States.

Pamela Opyd

Pamela L. Opyd is a Vice President of Gateway Investment Partners LLC. Currently she is managing the development process of GIP’s mixed-use developments: Gateway in Oak Forest, Illinois and Gallery and Fitzgerald in Grand Rapids, Michigan. Prior to joining GIP, Ms. Opyd was a Development Manager at Prime Group Realty Trust (PGE) and oversaw a variety of large scale commercial developments including the 1.5 million square foot Dearborn Center in Chicago and the development of Northern Illinois University’s 215,000 square foot convocation center.

She was responsible for guiding the design, permit, financial and construction processes of these developments. In addition, Ms. Opyd served as development manager on Chicago’s Union Station redevelopment. This complex project incorporated a high level of municipal involvement including landmark designation and TIF funding as well as LEED technologies.

Rose Mary Milka, MSA

In her role as Gateway’s Senior Accountant and Assistant to the Controller, Rose Mary performs a variety of tasks. She is responsible for the preparation of financial statements, monthly closing procedures, revenue analysis, monthly account reconciliations, property management, monthly financials and year-end closings, payroll, human resources, insurance audits and sales tax. Rose Mary also plays a role in investment property acquisitions. Rose Mary earned her Masters of Science in Accounting with honors from Northeastern Illinois University. Prior to joining the team at Gateway Investment Partners, she worked in public accounting and founded her own company. She brings ten years of public and commercial accounting experience to our company.

Scott Curto

Scott Curto has an extensive real estate background, falling under many different categories. He has worked on both commercial and residential ventures. The list includes office, retail, restaurant, condominium and residential rental properties. Scott Curto’s primary function has been financial analysis, asset management and underwriting of potential projects and developments, however, he has had experience in the legal and construction aspects of development projects. The commercial office experience was acquired while working at Jones Lang LaSalle in Chicago. There Scott Curto’s primary function was to support the leasing teams with financial analysis, ensuring that their lease proposals supported the valuation strategy of the asset, and our clients. There I created the valuation models for an 850,000 square foot, Class A, office building owned by Nippon Life Insurance / Citigroup, and for a major sublease transaction for BP AMACO. These models were created in excel and were implemented, as the major clients required a fully automated model that allowed me to create a more customized cash flow, integrating multiple deals and resulting in one net effective rate. Scott Curto has also engaged in handling aspects of a new venture that provides Hospitality Casegoods and Millwork to new and renovated hospitality developments. Scott Curto provides project management to each project. The project management entails all aspects of the projects, including logistics, engineering and design, coordination of onsite personnel and value engineering to achieve the best result at the lowest cost for the customer.
